Conditions of Letting

These Conditions of Letting govern all bookings made with Ballito Accommodation of 29 Sandra Road, Ballito, KwaZulu-Natal ("the Agency"), acting as letting agent on behalf of the owners of privately-owned holiday properties. By paying a deposit, the lead guest accepts these conditions on behalf of the whole party.

Bookings & Deposits

  1. A booking is provisional until a deposit of 50% of the accommodation charge plus the refundable breakage deposit has been received and a written confirmation issued by the Agency.
  2. Provisional bookings are held for 48 hours, after which unconfirmed dates are released without further notice.
  3. The lead guest must be 25 years or older, provide valid identification, and be resident at the property for the full duration of the stay.

Payment

  1. The balance of the accommodation charge is due 30 days before arrival. Bookings made within 30 days of arrival are payable in full at the time of booking.
  2. Payment may be made by EFT or by Visa / Mastercard. Proof of EFT payment must reflect the booking reference.
  3. Keys will not be released until all amounts due, including the breakage deposit, have been received in full.

Cancellations

  1. Cancellations must be made in writing to bookings@ballitoaccommodation.co.za.
  2. Cancellation more than 60 days before arrival: full refund less a R500 administration fee. 30–60 days: 50% of the deposit is forfeited. Fewer than 30 days: all monies paid are forfeited, unless the property is re-let for the full period, in which case a refund less the administration fee is made.
  3. Peak-season bookings (15 December – 10 January) cancelled within 90 days of arrival forfeit the full deposit.
  4. No refunds are made for early departure, late arrival, or interruptions to municipal services beyond the Agency's control.

Occupancy & Conduct

  1. Occupancy may not exceed the maximum number of guests stated on the confirmation. Overloading is grounds for immediate cancellation without refund.
  2. Properties are let for quiet family holiday use only. No parties, functions or gatherings are permitted; day visitors only with the Agency's prior consent.
  3. Guests must comply with the conduct rules of the relevant body corporate or estate, including noise, parking and pool regulations.

Breakages

  1. A refundable breakage deposit is payable with the booking deposit and is refunded within 7 days of departure, less the cost of any breakages, damage, losses or additional cleaning.
  2. Breakages and damage must be reported to the office before departure. Should costs exceed the breakage deposit, the lead guest is liable for the shortfall on demand.
  3. The property is inspected by our housekeeping team after every departure.

Check-in & Check-out

  1. Check-in is from 14:00 on the day of arrival; keys are collected from the office at 29 Sandra Road, Ballito during office hours (Mon–Fri 07:30–17:00; Sat, Sun & public holidays 07:30–14:00). After-hours arrivals must be arranged in advance.
  2. Check-out is by 10:00 on the day of departure to allow our housekeeping team to prepare for incoming guests. Late check-out may be charged at up to one night's rate.
  3. All keys, remotes and access cards must be returned to the office on departure; lost items are charged at replacement cost.

Pets

  1. Pets are permitted only at properties expressly marked pet-friendly, and only with the Agency's written consent obtained at the time of booking.
  2. Consent is limited to the number and type of pet agreed. Pets are not permitted on furniture or beds, and any damage or additional cleaning is for the guest's account.
  3. Estate and body-corporate pet rules apply at all times and take precedence.

Liability

  1. Guests occupy the property, its grounds, pools and the surrounding beaches entirely at their own risk. Neither the Agency nor the property owner is liable for any injury, loss, theft or damage to persons or possessions, howsoever arising, save where liability cannot be excluded by law.
  2. The Agency acts as agent for the property owner. Should a property become unavailable through no fault of the Agency, the Agency's liability is limited to a full refund of monies paid or, where possible, the offer of comparable alternative accommodation.
  3. These conditions are governed by the laws of the Republic of South Africa. Nothing herein limits any rights guests may have under the Consumer Protection Act 68 of 2008.
