These conditions apply to every booking made with Ballito Accommodation cc, whether by telephone, email or through this website. We act as letting agent on behalf of each property's private owner, and we have kept the language as plain as the law allows. If anything is unclear, phone the office — a person will explain it.
Section One
Bookings & deposits
A booking is provisional until we have received a deposit of 50% of the total tariff. Until then, dates remain open and may be taken by another guest. Once your deposit reflects, our office issues a confirmation invoice — that document, not the quote, is your proof of booking.
Written quotations are valid for 48 hours. In peak periods, popular homes are quoted to several parties at once; the first deposit received secures the dates.
Section Two
Payment
The balance of the tariff is due 14 days before arrival — or 30 days before arrival in peak season (mid-December to mid-January and Easter). We accept EFT and card payments; please use your invoice number as the payment reference.
A refundable breakage deposit of R2 500 (R5 000 in peak season) is payable with the balance. It is returned within 7 days of departure, less any deductions for breakages, damage or excessive cleaning, each of which will be itemised for you.
Section Three
Cancellations
Cancellations must reach us in writing. Refunds follow a sliding scale based on the number of days before your arrival date:
- 30 days or more — your deposit is refunded, less an administration fee of R500.
- 14 to 29 days — 50% of your deposit is refunded.
- Under 14 days — no refund, unless we succeed in re-letting the property for your dates, in which case we refund what we recover, less the administration fee.
Holidays are precious and plans change — we strongly recommend travel insurance to cover cancellation for illness or other events beyond your control.
Section Four
Occupancy & conduct
Only the number of guests stated on your confirmation invoice may occupy or overnight at the property. Each home is equipped and insured for its stated capacity, and exceeding it may result in cancellation of the stay without refund.
No parties or functions may be held at any property. Most homes fall within managed estates or complexes whose conduct rules — noise, parking, pool and beach-access rules — form part of these conditions and apply to all guests. The right of admission is reserved on behalf of the owner and the body corporate.
Section Five
Breakages & damage
Accidents happen — a glass off the balcony rail is not a crisis. Please report any breakage or damage to the office as soon as it occurs so we can put it right before the next guest arrives.
The reasonable cost of replacement or repair is deducted from your breakage deposit. Please note that the owner's household contents insurance does not cover loss or damage caused by guest negligence; where costs exceed the breakage deposit, the shortfall remains payable by the guest who made the booking.
Section Six
Check-in & check-out
Check-in is from 14:00. Keys are collected from our office at 29 Sandra Road, Ballito during office hours: Monday to Friday 7:30–17:00, Saturday and Sunday 7:30–14:00. If you will arrive outside these hours, phone ahead and we will make an arrangement for your keys.
Check-out is by 10:00 so that our housekeeping teams can prepare the home for incoming guests. Late check-out is possible by prior arrangement only, subject to the day's arrivals.
Section Seven
Pets
Pets are welcome only at properties expressly marked pet-friendly, and only by prior arrangement with our office at the time of booking. Small breeds only, and estate rules regarding leads and common areas apply.
A pet cleaning fee applies to every pet-friendly stay and will appear on your confirmation invoice. Bringing a pet to a property that does not permit them is a breach of these conditions and of the complex rules.
Section Eight
Liability
Guests occupy the premises, and use pools, garden and beach access, entirely at their own risk. Ballito Accommodation acts as agent for the property owner; the letting contract is between the guest and the owner concerned.
We accept no liability for load-shedding, municipal water interruptions or building works in the vicinity that are beyond our control — though in forty-two years we have never left a guest to face these alone, and we will always assist with alternatives wherever we possibly can.
